Overview

291 Palm Avenue is a proposed 3,500sf, two story luxury residence. An existing pre-1942 derelict structure occupies the current property. The site will be divided to create two single family lots and a portion of the existing structure will be preserved and utilized for a future residential project.

For the proposed design to enhance the local built environment, numerous physical and zoning complexities needed to be addressed. The property is 70’ deep, curved and fronts both Palm Ave and North Coconut Lane. Both street frontages require 20’ front setbacks and thereby force the building massing toward the center of the site.

Such site constraints inform the planning and massing of the project. Addressing these items, the house is located centrally within the site and conceived as a long bar volume with all living functions located on the ground floor and sleeping areas located on the second floor.

Open interior spaces provide the opportunity to refine the architecture to three distinct parts, The building pedestal; the second story; and full length exterior terraces that contain the internal functions while framing the southerly view corridor through the proposed linear park within the Palm Ave median.

The base of the building is distinct from the second floor, cast-in-place concrete with a vertical hammered texture creates a grounded pedestal for the second floor. The smooth white stucco second floor volume is offset from the pedestal on the south elevation to provide a shaded garden terrace below. The material selection posits a delicate contrast between the two floors. The garden terrace connects all living areas to the exterior and the water, where the lap pool bounds the terrace edge and defines the garden.

On the north of the property, the formal entry and parking court are enveloped by a deep, lush landscape buffer that shrouds the base of the building from view and offers additional privacy along the northern edge of the property while the second floor appears to float above the landscape.

On both facades, exterior louvers are positioned to screen intimate areas of the home along with an exterior spiral stair on the north that leads to the rooftop sun deck.
